A mortgage broker in Mississauga told me to stop checking my credit score every week, and it actually helped
So last month I was talking to this broker in Mississauga while trying to get pre-approved for a place, and I mentioned I check my credit score on the app like every Monday morning. He kind of laughed and said that soft checks don't hurt your score, but the real problem is that lenders look at how often your file gets pulled, even soft pulls, and a file with 30 hits in 6 months looks sketchy to an underwriter. I had no idea that was even a thing. He told me to check it once a month, tops, and spend the rest of the energy on my actual down payment savings instead. I stopped cold turkey for about 8 weeks before my next application and my rate came back at 5.2 percent instead of the 5.7 I was originally quoted, which on a $480,000 place is not small money. I can't prove the two things are connected, but he swore the calmer file helped. Has anyone else been told to lay off the credit apps while house hunting, or is this just something brokers say?
