Damn, that's rough! My buddy Jen found the same thing in her house last year. She was trying to hang a new light fixture in the dining room and the ceiling started flaking. Turns out her whole popcorn ceiling was the bad stuff. She spent like 3 grand on a pro to seal it all up. Not a fun surprise.
