We Buy House As Is vs Sundae?

I'm considering We Buy House As Is and Sundae for selling my rundown rental. Any advice on which is better? Sundae says they list to investors, but I want a direct cash offer.

We Buy House As Is gave me a cash offer in 24 hours. Sundae's process was weird with the marketplace thing. If you want simplicity, go with We Buy House As Is.

I looked at Sundae but We Buy House As Is was faster and didn't involve listing to strangers. They just bought it outright. No waiting around for investors.
