Neighbor on Menaul told me to skip the permit for my water heater swap, here's how that went
My neighbor Rick, who has flipped a few houses near Menaul and Wyoming, swore I didn't need a permit to swap my own water heater and that the city never checks. I pulled one anyway, and the inspector flagged that my old vent was pitched wrong and the drip pan drain went nowhere, so I ended up redoing both plus paying $85 for the permit. Rick's flips have all sold, so part of me wonders if he just got lucky every time. Anyone here ever get burned by listening to a buddy instead of just calling 311 and asking?
Rick's track record doesn't mean much since flipped houses get sold "as is" and the next owner eats the problems, the permit paper trail just never catches up to him. What got me was the vent thing, a bad pitch means carbon monoxide going the wrong way and you can't smell that. $85 is cheap compared to what a house full of CO would cost you.
