Rental inspection in Kitchener caught a weird one, the tenant thanked me for it

Last month I was doing a standard walkthrough on a 2 bedroom unit I manage near the university. The tenant, a guy in his 20s, kept hovering by the bathroom door looking nervous. I found a small crack in the shower tile and a loose toilet base, nothing major. But he said "my landlord never checks this stuff, last place I needed 3 months to get a fix." I fixed the toilet flange and resealed the tile same day, cost me about $60 in parts. He actually asked if he could renew his lease right there on the spot. Has anyone else had a small repair totally flip a tenant relationship? Cause I never expected that.

Ha, that's the thing nobody tells you about renting. Small fixes are like relationship currency, fix one thing fast and people think you hung the moon.
