Why does every contractor in Calgary think 20% deposit is okay?
I just got three quotes for a basement renovation and all of them wanted 20-25% down before they even start. Has anyone actually had a contractor skip town with their deposit money here?

Twenty percent down before they even swing a hammer? Thats wild. No way I'd hand over that kind of cash without some insurance or a contract with an out clause.

@williamt44 what kind of out clause do you think protects you best? I've seen guys put in a clause where they can walk if the contractor misses two deadlines in a row, but that feels like it still leaves you on the hook for the 20%. Did you have something specific in mind for getting that cash back if things go sideways?
