Watched a bidding war in Surrey and flipped my view on pre-approvals

Last month I sat through an open house in Surrey where 12 offers came in under 48 hours. The realtor told me three buyers didn't even have pre-approvals and lost out on homes they loved. Has anyone else seen pre-approvals make or break a deal like that?

Does a pre-approval even matter if the offer still gets rejected?

Disagree with you a little there @kimr33... pre-approvals at least show you're serious and ready to move fast, which in this market can definitely make the difference between your offer being considered or tossed aside.
