Tack strip anchor failure at a 3am patch job in Denver
Last month I was replacing a 4 foot section in a rental hallway and the old tack strip just disintegrated under my knee, wood rot from a leak the landlord never told us about. I ended up screwing in 1 inch anchors every 6 inches to hold the new strip down, but has anyone else dealt with particle board subfloors that crumble like that, and what do you use instead?

Wood rot eating through a whole tack strip under your knee is wild. That landlord knew about a leak and just let it sit there rotting the floor. I'd pull that section of particle board and swap it for plywood, screws won't save you once it turns to mush.
